The Role
We are looking for a Pre-Construction Manager to support our Brisbane team with Commercial Interior Fit-outs. The Pre-Construction Manager will lead and manage the Estimating Team and manage the preparation of winning tender bids from detailed project specifications, drawings and other requirements. The Pre-Construction Manager will also be required to contribute to developing business for the Brisbane Studio.
Responsibilities will include:
- Handover successful tenders to Project Managers/Contract Administrators.
- Complete tender win-loss debriefs with clients and manage the delegation of tender related tasks to internal teams.
- Brief Directors on progress of projects. Notify and report any known issues to the Directors.
- Prevent incidents and issues through proper planning and monitoring of projects.
- Create construction methodologies that will deliver safe, quality, profitable projects.
- Create project programmes that answer to RFP/RFT and client requirements
- Build and maintain relationships with sub-contractors and suppliers.
- Complete site inspections and meetings to ensure teams have full understanding of project scope and documentation.
- Chair internal project pre-construction meetings.
- Review work completed by Estimation team prior to submission.
- Prepare detailed construction budgets via thorough review of all plans and specifications.
- Obtain and review pricing bids from suppliers and subcontractors.
- Identify, notify and report any potential cost variations or financial risks on pricing submissions to Directors.
- With the Director determine the appropriate trade and builder margins to be applied based on risks and workload.
- Use Company estimating template and rates to prepare detailed pricing and successful bids, ensuring margins are achieved.
